Paradise Court

Proposed Paradise Court Subdivision, Mangilao, Guam 96913

 

Overview/Background:

Paradise Court Subdivision is the third residential subdivision proposed by TRI, Inc. The previous two subdivisions were Paradise Estates (consisting of 383 single-family homes) located in Dededo, and Paradise Meadows (consisting of 127 single-family homes) located in Yigo. Both subdivisions were highly successful and have seen continued increases in value over the past 13 years.

 

The “Paradise” brand is well recognized by owners and investors alike, both on-island and off. The original goal to create a US mainland style home with amenities not previously offered by other residential properties on Guam, has met with a great deal of success in the past and will continue to be the basis for future development.

The Project:

Paradise Court will be centrally located in the village of Mangilao. The subdivision will consist of sixteen (16) three bedroom, two bath single family homes containing approximately 1,400 square feet of living area, and one (1) four bedroom, two bath home containing approximately 2,500 square feet of living area. Similar to Paradise Estates and Paradise Meadows, the subdivision will be gated and governed by recorded CCR’s that are enforced by an elected Homeowner’s Association.

 

It should also be mentioned that the majority of new construction on Guam has taken place in the northern part of the island, most specifically, in the villages of Dededo and Yigo. Based on its location, Paradise Court will attract those buyers wanting a gated community environment in a more central part of the island.

Pricing:

Based on current market conditions, the proposed purchase price will be $385,000.00 for the three (3) bedroom homes, and $435,000.00 for the four (4) bedroom home.The continued favorable loan rate environment makes it an attractive time for purchasing homes on Guam.

 

Proposed Time Frame:

The Developer is currently preparing for final approval with the GLUC, which is expected in October or November 2019. Prior to the final approval, we will be taking fully refundable reservation agreements from interested buyers. These agreements will be converted to formal purchase contracts upon final approval.
